Starting February 2, 2025, a new law in Massachusetts allows Accessory Dwelling Units (ADUs) to be built “by-right” on properties zoned for single-family homes. This means no special permit is needed, opening up exciting new possibilities for homeowners looking to expand their property’s functionality. Under this bill, towns cannot limit ADU occupancy to family members or caretakers, nor can they require the property owner to live on-site. However, short-term rentals (like Airbnb/VRBO) are not permitted in these new units.
